Being first-time buyers in the market, things get confusing. This info should get you started in the right direction. Owning your own property is rewarding but the road to start can be frustrating but it is not impossible.
Using landwatch.com to look for area real estate agents in the area is the best way to start looking to buy land. If you follow the broker's websites, you will be the first to see property as it becomes available.

    for my property the keep was access to the National Forest. I purchased 4 acres, but butted up against the national forest. I paid a premium for the land (on a per acre basis) but to have access to tens of thousands of acres out my door was huge. I would suggest you also get to know your neighbors or surrounding land owners. Some will be great and give guidance and advice, others will be a PITA. Unfortunately I have both.... Lastly I would say if you are building a cabin, do not set a timeline because everything takes twice as long as you plan. If you set a budget, know that you will need 50% more than you plan. things pop up all the time, unexpected costs. In the end it is all worth it, you have a great place to hang out or bugout if need be.

    This is *great* advice! Purchasing land on the edge of public land is something that we looked into when we were searching for the market. We found a few pieces of property on Wayne Nation Forest in Southern Ohio but they were just not what we were looking for. A good friend has a cabin on the border of Egypt Valley and has access to thousands of acres of hunting land but owns less than an acre. Looking at property bordering public land is a great tip!!     I searched for property with a checklist in hand and drove hundreds and maybe thousands of miles before gas was over 2.50/gal… it took me a few years from 2016 to 2019 but we found a winner that ticked off almost all of our checklist and closed on 21 acres with full southern exposure, lots of pasture and lots of mature woodland. We’re building this as an off grid property with solar, rainwater collection, etc… good points that you shared. Make a list, take your time and buy what is right for you.

    Absolutely make sure there are no restrictions on your land! We recently have been s…..by our county zoning regulations. It’s been a nightmare to say the least. Very little spot that we can build on our 6 acre lot.

    No Zoning unrestricted in mountain with access, also STAY AWAY 1-3 Miles usually from small towns/cities that have ETJ extra territorial jurisdiction,they can and most likely eventually Annex the property around them and you don't have voting rights and any use of the town services and your taxes go up

    Awesome. I am looking to do another video that is more in depth and better laid out. Right now, the prices are outrageous for property so I have some more tips that I can share.. Wink... Look for undeveloped land. Good luck in your adventure.

Any accounts that aren't quite as good as yours but might be good resources ;-) They don't even have to be KZread... maybe you could do a video on 5 resources (in addition to Land Watch) that helped you navigate this?

    Avoid Govt. is almost impossible in our neck of the woods and that is the biggest PITA in the whole process. BUT it is probably the most important thing to pay attention to.

    What about buying land with a rundown or unfinished house in order to have well and septic already installed? Does the landwatch website include these?

    Do you have other videos on this same topic? I'm worried about what questions to ask the county to find out if they will enforce or not care what I do on the land? In #1, I agree to avoid zoning, but that means you have to ask them ... And what to look for in zoning laws. Your original 5 tips don't have anything to do with that.

    Interesting. I have been checking lands online in PA under $10K. I'm interested in getting one for camping (tent, maybe RV or in a future build a cabin). I'm new to this. I've notice incredible prices for land under 1 acre. It seems to good to be true. I'm new to this. Any advice ?

    Thanks for commenting. It seems right now, the prices of land are astronomical so I would wait a bit longer but still look. The properties that seem to good to be true typically are. For example, there was some property that was 25k and was 38 acres. The images had a creek and cliff faces and was awesome. When I called about the property, they told me that there was no access rights to the land. I would have to take the surrounding properties owners to court to be granted access. It always seems like there was a catch to them when it was appealing. Most of my searches when revolve around undeveloped land. This has produced higher acres for lower cost. It requires a little bit of elbow grease but it is worth it in my opinion. The smaller parcels tend to be developed a bit more and are worth a bit more than undeveloped. I would suggest once you find an area, look at the realtor or agents site for the most up to date information.

    Just make sure that the property is not condemned by the city it is in. There can sometimes be issues purchasing these types of properties where even if you buy it, the city will still process the land. Seen it happen locally where so personally live. Simply call the town and county to make sure everything is good and it is not their radar
