    Interested in a light industrial zoned house for sale. Would use it for my furniture flipping business. I do not have the capital to purchase & seller has it listed with a realtor. What are strategies for obtaining this property? What would a deal look like with a private investor or with the current realtor & seller?

    Absolutely! I’ve never done any residential deals but I know investors that have used this same method. As long as the buyer, seller, and lender are all on the same page you should be good

    For residential properties there is a limit to seller concessions depending on down payment. Is there a limit to seller concessions for commercial properties? Loan dependent ? Some insight on this would be greatly appreciated. Thanks for the great info!

    Not necessarily - it will depend on what your lender can get comfortable with. Always worth negotiating for whatever you can!

    Hey Tyler, in the scenario where the seller is willing to pay the down payment, for tax purposes who would pay the tax on the extra $90-100k that is being added to the purchase price? Also, as buyer you would need to provide the lender with proof of funds. Since I do not have the funds and the seller won’t have the funds until the seller closes the deal, would the seller have to have for example a LOC and lend me the funds for the down payment? I am just trying to wrap my head around how this works. I would greatly appreciate your thoughts.

    If I were the seller, I’d definitely be pushing 100% of taxes onto the buyer. No point in getting taxed just because you’re helping a buyer. Not sure what to tell you on proof of funds - maybe you need to find a money partner to help co-sign on these deals with you so you can build up that cash position

    I have never heard of #5 before... that is amazing. So... this is lower risk than a seller's note, right? Because you're taking over the loan/property and the seller makes their cut at closing? Am I understanding this correctly? Additionally, have you ever used a commercial property for stable housing?

    It could be less risk since it’s technically not debt that you owe any third party - it’s a credit to you at closing (or however you all determine to structure it). Usually you buy the property - I’ve never assumed a seller’s note but I might consider it in the right circumstance. I have not converted anything commercial to residential but we’re currently doing that on a project on chattanooga that’s mixed-use

    Getting my real estate license was one of the best decisions I ever made. It helped me start off with the capital to invest in my projects because I could roll my commissions into the deals. However, having your license means being held to a higher ethical and professional standard than not having a license, which is of course a great thing, but you need to be aware of that going into it. I think having my real estate license expedited my journey

    I've been eyeing an over three yr vacant retail building in my area to purchase and run my business. The assessed value is 400 but the place was a former BurgerKing-Starbucks-711. The 711 left but still had an active lease, which no one want to sublease and it expires in Oct2020. It would need a big renovation to change it to my quasi-medical business and bring it up to codes. I also have my RE Lic, however its current, inactive. I have 780 credit score and about 60k in savings. I have zero debt and each year my business make profit. I just wonder if i should reach out to the owner (a local Dr. i don't know personally) and make a deal? Can i do the First strategy with an inactive lic?

    Emma - I think it would be a great idea to reach out to the owner and see if they're willing to sell. If they haven't been able to keep it leased up over the years, chances are good they're willing to let it go. They may even be willing to do owner-financing for you, which could be in the benefit of both parties. As far as using the first strategy with an inactive LLC - I always file for a new LLC on each property I purchase and keep them separate. It won't take too much time for you to do this, either, as you usually just have to file with the state and pay the fees. Of course, you'll want to consult your attorney and CPA regarding structure and tax strategies. Hope that helps!

    I don't get why this video receive any dislikes at all because this is definitely enlightening information. The dislikes must come from people who can't see the value in this information because they can't see their selves successfully implementing these strategies.     No man I can tell you why people disliked it. Title of the video is misleading. It’s how to but commercial property and the strategies in video are about how to make deal happen as an agent. I may be wrong but I got same feeling.

    Well I think some people are not sure how this will play with the lenders. I have read in many places that buyer getting down payment from seller can be seen as fraud. Some lenders do not like the idea buyer are not putting their money themselves.

    For multi-family residential, the buyer works with the seller on VTB for 10%-15% of the purchase price. We come in as a Debt + Equity partner (payments deferred) to meet the bank lending requirements. Plus, we provide any closing, carrying & reno amounts to close the cash requirements. Buyer is in for nothing out of pocket. 3-5 year refi/sell. It's a win-win-win situation.

    @@TylerCauble How do you handle taxes? If the seller sells you for 100,000 more, he would have to pay tax on top of 100,000 more. So the 10,000 he would receive would still not be enough.

    I typically don’t recommend going around the broker unless there are extreme circumstances. In that case, I would just make the proposal to the broker and ask if they could coordinate a meeting or conference call so that you can present your offer to them and talk through everything that way

    In the scenario you gave when you have the seller credit the down payment and you offer to pay more than the purchase price in order to have the seller pay the down payment. Does the seller have to pay taxes on the amount that was given to you for the down payment? Also how do you get the commercial property to appraise the higher value that you need to have the seller pay the down payment?

    That’s a great question - I’m not entirely sure, it’ll depend on how it’s structured so I would consult your attorney / CPA. There’s no way to get a commercial property to appraise for higher than it’s really worth according to the appraiser, so you’ll need to find a property that you can get a good deal on

    I am really trying to find a way to purchase a commercial property I’m looking at. I love the idea of the seller paying the down payment for me at closing but the lender wants to see that I have the down payment in my account prior to closing. How would this work?

    Yep - unfortunately, it can be very difficult to pull off. You have to find a lender that is willing to work with you on this type of transaction from the very beginning. Have you spoken with other potential lenders?

    Not necessarily, Mark. You could learn plenty by having a professional multifamily broker show you the ropes and represent you. They could help you out immensely on your first few deals so that you truly learn what to do and look for. It also takes a while to break into multifamily brokerage since it's so competitive, but could be an option to look into

    I like the thought of subleasing, leasing to own as well as the seller paying the down payment. Question, if you are coming at a deal like this with 300-500K capital, what are the chances that they will finance 3 to 4 mil?

    It depends entirely on the property owner and the other terms. I would certainly consider it, depending on the guarantors backing the loan because as a seller with a buyer that defaults, you get the down payment and you can foreclose on the property, which is typically a win-win if you have it structured correctly. So they'll have security if they seller finance for you. They also need to own the property free and clear, which can be an issue

    It certainly can be if you don't approach it the right way. That's why I recommend hiring an attorney and consulting with your CPA on the property way to set everything up. It all depends on how you approach it from the beginning and you must disclose the strategy to all parties because some banks will want you to be coming out of pocket personally and may not like that strategy. For the structure of your entity, I would recommend consulting your CPA on what is the best strategy for you.

    Thank you! I'm sure it is - just add a zero onto the end and you can make it happen. The issue with that strategy is that it's really tough to pull off and the more sophisticated everyone is in the deal, the less likely they are to want to do it

    I am interested in buying a Days Inn and the Broker Partnership tells me they wiill only invest 75% and I need 25 % down- the owner will not share the Hotel Performance documentation which makes me uneasy with the deal- but the last option you were discussing makes interested in doing the deal- he funds the down payment for the deal- what would be your strategies keep in mind the hotel has a large untapped restaurant area- and the city has invested major dollars to revive the city- would this be a sound strategies- to buy a hotel in this market-

    Sounds like it could be a good opportunity. You'll want to work that out with the seller on the front end to be your partner in the deal rolling forward. Once you're in the due diligence phase, they should have no problem sharing financial documents on the property

    I want to buy a piece of land that's next to a large tech company and develop it into a fast food/restaurant park. It would be located off of a toll road and next to a very traffic heavy residential area. There are no fast food business in the area so i feel as though i would have a huge monopoly in the area for quite some time. I'm new to CRE development and don't really have the background or knowledge (except for watching a few of your videos). Do you have any advice for a newbie that thinks he could get rich off one property? Thanks

    It'll be pretty tough to get rich off one property! But I would look at teaming up with a retail developer that has done something like that before. They'll bring all the expertise that you'll need to the table to make it work

    Yes you can! Pretty much any of the strategies in this video can be used on residential assets. There’s a certain amount of risk involved in any kind of real estate transaction, but you can help mitigate that by being transparent with all parties and making sure everyone is on the same page.     Hi there - so the seller paying down payment… does he physically pay it or comes out of loan inflated with down payment ? Then if so how does he trust me to pay him back. Sorry very new to this 😎

    You’ll want to work everything out on the front end and have everything in writing - you’ll essentially be partners or they’ll be a 2nd mortgage on the property. Just depends on how you decide to structure it but that would be a good conversation to have with the seller and your attorney 🤙🏼

    Yep - we recommend finding local lenders in your market that are smaller banks for buying commercial properties. They're typically more familiar with the local commercial real estate market

    Great question. Let’s break it down: Assume $100,000 purchase price Bank requires 20% down, which is $20,000 Your commission is 3%, so that’s $3,000 $3,000 divided by $20,000 = 15% equity

    The property I'm interested in has been an abandoned for several years. According to the County Tax Assessment the 2022 taxes due are $3,099.29. The City has had no information on how to contact the previous owner of the commercial property. They cannot be located. I would like to attempt to purchase the property. I request a response.     If the city has no information on how to contact them, then you may not be able to find this person. Typically, their mailing address is in the tax records and we look them up that way

    Yeah it can be pretty tough to find the right lender willing to do it - unfortunately you’ll just have to keep searching for them until you find one

    Rent is based on market rates, not necessarily what you're paying for the property. You'll need to get with a local broker that can provide you with market data on potential rents and expenses

    Nope! You don't need a license to buy real estate, just a license to sell / lease real estate for other people. That being said, it could completely depend on your local regulations but I haven't come across a license required for acquiring projects

    I would recommend finding someone that is successful and established in the area of commercial real estate that you want to start investing in and go work with them. You'll hopefully learn more from them and be able to skip a few steps on your investing journey. Once you're experienced enough in the field, you'll be able to go put your own deals together and have a track record that will show investors why they should invest with you.

    @@ASSASSIN-ej7pp There isn't an income source that is truly 100% "passive," meaning you literally do nothing but make money on it. There will be some relationship maintenance that you'll have to do with the tenant, whether that's through you or though a property management company, but that will be about as passive as any investment can be. Commercial real estate is one of (if not the) best passive income opportunities.

    Not necessarily - it depends on how the lease is structured but it’s certainly possible. That’s called a triple net or absolute net lease

    Tyler, I heard that this can be seen as fraud, inflate the price so buyer can get down payment from seller. Also, no seller will like the idea that will have to pay more taxes since price is higher. Also, how the down payment will be covered at closing since buyer has to come with the cash to pay the lender the down payment?

    It's called a seller's credit. You don't have to come with cash since the bank short pays it by 15% and the seller credits you the remaining. All legal.

    How do you handle taxes? If the seller sells you for 100,000 more, he would have to pay tax on top of 100,000 more. So the 10,000 he would receive would still not be enough.

    Great question - that would really come down to a conversation with your CPA and the seller's CPA to figure out the proper way to structure it. I would offer to cover whatever liability the seller has so that they don't have any out of pocket expenses, but best to consult your professionals

    This is great to acquire, but your monthly payments could easily bankrupt you after, no? To explain, once you acquire and close, the payments begin. If you don't have money, you probably can't rehab and increase rents. Increasing rents after acquisition would also take a few months, so unless you found an insane cash-flowing deal, you're probably going to have to pay out of pocket for the first couple months, right? And if you have no money, you can't pay. Thoughts?

    Very informative video! On average what do your closing costs looks like on commercial properties? Also I’m a tad bit confused how the last option will work, if the property is 5 million their 20% would be 1 million so how will getting a bigger loan work to make it more appealing for them since the higher the loan I get the more their down payment will increase, which to me seems like they will cancel each other out?

    Thank you! I typically assume around 1% for closing costs. They don't quite cancel each other out because of the loan to cost / loan to value ratios. Any money you can get back from the seller will multiply towards your down payment.

    Black Rose technically yes and no. If you buy a property right, you will be able to pay the mortgage with the revenues each month and have more on top of that to keep for yourself. If you buy the wrong property, you could lose money each month and you’d have to come out of pocket to cover your mortgage. But absolutely - if you want an apartment to pay itself off, it certainly could.

    So 3% is the commission that she would get paid on that deal. If you have to put down 20%, then you already have 15% of the down payment (3/20=.15 or 15%). Does that help?

    There is a 1.5M property for sale, that property has 2 buildings, one is rented por $3700 monthly and I assume the other has the same monthly rent.
