    It's all about property tax. If most people would go small, we would have insane amount of tax/ square foot.

    Right now this would not qualify as a primary residence or dwelling in most places but an ADU but other than normal inspections these should have few restrictions.

    @@Daniela-pr7rz Why would we HAVE to raise taxes per square foot? I don't think that is necessary. They could modify the theft, uh, tax codes to account for smaller properties, or people could share the land and build multiple small homes on it.

    @@SalvableRuin when everybody lives in small properties, because big ones they cannot afford anymore, they will put big taxes on small properties as well. The target here is for us to be taxed to death , no matter what.

    This is the cutest little house, with a nice size tv, full size bed that you can walk on the loft, and a decent size kitchen. Such a great concept, I would want to make this my mom’s house and live next door to her.

    It is amazing how everything fitted into this tiny space, even a washer-dryer, shower and full-size toilet. I love the bedroom in the loft ,looks so cosy I love the minimalist aesthetic. Very clever use of space ❤

    The best design of small house with loft I have ever seen. This design consists of anything and everything necessary for a comfortable living. I wil try to incorporate this design in my village home. I need a tiny house there.

    @@johnmca5643 I did think that too, as it is basically 2 storeys, could definitely come further into the Lounge and have more storage. Bedroom could have a wall as it has good Windows upstairs. But I guess the high ceiling and open bedroom is to make it feel more spacious and not claustrophobic.

    @@johnmca5643 Keep your mind open. There is a lot of space in this tiny house for one person that you are not seeing the potential for. You could heave each step on the stairs open up and have a bit of storage. Also going up the stairs along the wall; built into it can be another set of storage. Or even a hidden floor storage space for bigger essentials.

    Love it. I would add a covered porch for outdoor living for myself with a small outdoor closet on it to accommodate boots, outdoor gear, bloom/cleaning supplies and a trash can all behind a ventilated locking door. it’s a clean very functional design without any sacrifice to needs and “wants”.

    Simple and straightforward. I'm going to remember this. 14ft x 20ft is something I could build myself. I'd even be willing to increase the height by another 5ft so you either have two rooms or at least a full second floor.

    AJ when you do that when you add that five more feet you're actually adding more square foot to your house so it is no longer a recreational vehicle or tiny home when the loft area is a regular size room talking about ceiling heights then is square footage and you may go over that $399 square foot where you'd have to start paying taxes on it there's some rules and regulations about that how many square feet you can have before they count it as actual square footage so that's why they do those laws and give you more storage or maybe room for kids to play in or you know kids they like that kind of cool treehouse kind of vibe so they love sleeping up there for a while but it looks like you can move about so I don't know but I do know it does count in the state of Texas the square footage if you can stand up in it it's like 7 ft is a ceiling height or something like that or more than it counts does that make sense where $399 ft or less in the state of Texas you do not pay property tax on every year like a regular house it's more than $399 square feet and Texas then every year you're going to come up with however much so that's what recreational resort vehicle says all the time Mr tiny timmons Mr Mike tiny timmons he talks about all that square footage stuff but this was real cute I'd change a few things but you know it's not perfect to me but it's certainly something I could live in

    The openness of the upstairs provides a lot of lighting and give the impression of a larger space. It doesn't feel boxed in. I like the open concept, but yes, two full levels might nice two, and possibly a toilet and sink on first floor.

    The door won't open as wide, so the draws won't be able to pull out without moving the fridge each time you need to clean the draws, it looks like it's flush against the wall if so that will have a bigger impact on using the draws at all if the door was to open against the wall.

    @@blissfull3147 You are correct. I would partially frame it in and have the whole fridge face the sink. Or... I've actually "stolen" 3.5 inches from an interior wall in a tiny kitchen to recess a fridge so it wasn't so dominating and it made it on par with the countertop. My carpenter thought I was nuts till he saw the finished result.

    @@carolhewett3756 if you install the build in fridge there, you'll actually use exactly the same space as the one on the project - they are constructed to fit into the same space, has thinner side walls and exactly same space inside. They also fit into the cabinet, so you can have a more consistent colour palette in such a small space

    It looks great and if I was to build one I'd make just minor adjustments: 1. change the fridge to the build in one so I can change the fridge door to left sided one 2. make the bathroom door a pocket door, so they don't block the sink when open 3. make a sink smaller and install the small dishwasher - that way you get more counter top space for prep 4. got a heating plate with 2 burners only, but it's me, I don't cook that much :-) 5. got rid of both TVs and replace the bottom one with the fireplace, but again, that's just me, not watching tv at all and watching movies on projector, so the side wall or the screen pulled out from under the loft would actually be perfect forme

    @amanda Oliveira Where I live in Panama, most apartment only have one door but kitchen is closed that door. In this case kitchen is in the back. I think kitchen is the dangerous place inside a house that's why fire department in Panamá request a door close to the kitchen. Bye the way I watched your videos, Nice

    Love this compact, well thought out use of space. Looks eminently liveable & beautiful Just a few suggestions. Move window in bathroom to above sink, have mirror on swing out arm, wall mount clothes dryer above washing machine. Add under tread storage to stair case. Have option for half or full wall in loft for privacy from front door. Add under cabinet storage in toe-kick space in Kitchen. Skylights in loft, replacing windows, freeing up wall space for shelves or dresser

    If I'm not mistaking you cannot add storage to the staircase as the toilet is directly under it in which case it's a very good use of space. That's my aunt had her bathroom in her house in Mexico and i always loved the concept even though it was nowhere near as nice as this.

    I may have commented on this design already, but I’ll do it again. This is SO nice! The only thing it lacks is adequate storage space for my needs. I’d rent a storage unit and live here! This is so much better than the usual tiny home on wheels.

    There is room for more storage above window level-- a shelf that went around the entire living room where you could put books, for instance.

    Really nice, works well and looks realistic! I think you could easily make a wall where the bedroom open side is and add a door - then you'd have a full bedroom without altering very much at all.

    This is a solid design. You could build 2 next to each other and rent one out and live in the other!

    I am truly impressed by the design and the creative ideas around the build. This is definitely something am looking to incorporate in my next build project for young people and even more better for the homeless and the less fortunate in our society.

    Muy buen diseño ,distribución de espacios 👍✨ pequeña y cómoda.Me gusta que el techo es alto en la recámara y no se tiene que entrar encorvado ya que muchas minicasas tienen esa característica (son bajas).

    Beautiful design! One suggestion to maximize space is to keep the entire bathroom wall by the stairs open for extra closet & shelf space. The washer/dryer could even be tucked under the stairs to free up more room.

    This layout is exactly how South Korean studio apartments are built these days. It's literally a standard design in Korea.

    We need zoning regs to be changed, so lots are much smaller. Even a 15x25 lot would be expensive in some cities. By allowing smaller lots to build smaller homes, more people could afford an entry level home.
