Totally in love with house! Take glass away in living room, just a half wall.
The farm house is very beautiful and attractive, the interior layout is very smart and sophisticated. Very quality home design style. 😍🙏
I love the 2nd living room downstairs, with the fireplace. 4 bedroom's worth of people need to be able to spread out. 😉👍 Guessing the ground floor bedroom is the master? So much wasted space in that bathroom. Would rather close it down by 1/3, with only access From that bedroom, then the existing bathroom door would be access to a half bath for guests. 😊 As much as I don't like basement laundry rooms, this one makes sense, since most of the bedding and clothes are down there as well. This is a very nice design. 👍

Did you see exits for the downstairs area? Because I didn't see any in this video 😮

@@lillianadams4636There are none. This plan is unsafe and unbuildable as presented.
As you enter the house, I would eliminate the glad pains & half wall. I don’t see its purpose, other than extra cleaning. Love dining room chairs.
Bonne Année 🎉🎉🎉🎉Beaucoup d'amour et plein de bonheur !!! Parfait maison !!! J'adore 💕 énormément !!!💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚💚
Finally! A basement. I've been wondering where you all put your furnaces and water heaters. Nice open main floor.

Nice to have a basement, but the mechanical room is too small to hold a furnace and water heater.
Another beautiful layout. If thats the master bedroom, I'd add a master bath and add a half bath on the first floor. Love the lower level!
So amaze this beautiful and spacious home. .. I loved the basement . Great work again .

Thank you so much!!!😄😄
Nice entry into a spacious living/dining area. The kitchen has sufficient counter and cabinets, including a large pantry cabinet. The main floor bathroom is so large that it could become ensuite and still have enough area for a powder room for guests. I'm glad to see a basement, and hopefully those windows qualify as "egress windows". Lots of room in this house!

@@lillianadams4636 Whether or not those windows qualify as "egress" windows is debatable. Most codes require one for every bedroom, but the exact size may vary.

@@lillianadams4636 I thought you were concerned about emergency exits (which most fire codes require).
I love it the openness

@tmstudio68 Love your work, especially this one! Do you sell your floor plans?
I wouldn’t want that much glass around the living room. And absolutely no sink on the bar.

Beautiful home but where are the exits downstairs?!.. I didn't see any in this video and that's definitely not safe!!..
Really don't like the open concept, sharing the main bathroom with company and other bedrooms downstairs. This house doesn't accommodate older parents with the stairs either. Maybe ok for a roommate situation.

I never grew up in a house with an ensuite bathroom so I guess this is my normal
This house earns a thumbs down for being unbuildable, not to mention unsafe, as configured. There is no secondary escape from the basement, only the open staircase. You would not be able to get a building permit, nor an occupancy permit, for this house. You MUST have a secondary escape route, be it a door to the outside or an egress window on the lower level. On the lower level the shower room is on the opposite side of the house from the bedrooms. Walking through the rec room to get to the toilet is not ideal. On top of that, you have the downstairs shower room and laundry on the opposite corner to the kitchen and main floor bathroom. Running the supply lines as well as the drains, not to mention the drain vents, is going to be needlessly complicated and expensive. I don't know about where you live, but the mechanical room is never going to hold a hot water tank and a furnace as well as the electrical service panel. You really need to go back and study the physical requirements of HVAC, plumbing, and electrical equipment and make sure it actually fits comfortably with room to work.
