Most of the Apartments in Mumbai are filthy( except of course those 50cr+ apartments). No space and always feel crammed up! City itself is filthy, what should one expect?
If u r holding ur compass correctly, flat entrance is from South direction. Not as per vastu.

Dear Rk, just bec u exuberate honesty that's why commenting, in todays time when flat r very much sold on carpet , when a project whenever it goes fr redevelopment , a builder offers u that extra space for yur flat totally on what yur agreement carpet says it is regardless then of however big fat balconies u may hv got initially in the flat which one adds into the flat bec most of the times they were never included on yur agreement back in the days . Considering the time where we r in, the age of buildings today matters specifically bec of the fact that most of the building will hv to go fr redv, SO ~the final carpet on agreement matters most ~ does blding hv mhada cess, to obtain extra fsi ~ has how much fsi left or no fsi , is it pagdi etetc thats how one can value the price ...i.dont think u r justified here while quoting 4 cr old blding , already redv done means no fsi left , and mainly only 652c . pls RK , prices r stagnant for the last 2 yrs infact owners hv even come to their senses & r reducing the prices if they want to really sell. 7cr quotes hv understood that even 4cr Milna muskil hai plus wasted 2 yrs hoping to get the much elevated prices fed to them by their brokers so mayb a more realistic approach from u, since u really talk sense most of the time wld help. Only u guys can bring that change and elevate this stuck market for the resale sector of old flats otherwise inventory will b on the market fr yrs & yrs . BTW THIS WAS ADV BY RAFIQUE IN MARCH
