    I wouldn't all it a home, but it's a beautiful camp. It's priced high, but what waterfront property isn't, and out of staters will think it's a steal.

    Looking at the mls for sold properties and current available properties, they don't need to think it is a steal. It is the best deal by a large margin on the market today in Maine for a waterfront log property. There are 3 season camps on .15 acres selling for $400k+ in the greater northern Penobscot region.

    I completely disagree did you see that it comes with 11 acres of land. And look at the taxes I think it would have been less before the pandemic but I think the price is fair for a three bedroom one bathroom with 11 acres lakefront access. Did he say no water because I see sinks everywhere there's no well? So I don't understand what you're talking about no water how would the toilet work. Why don't you just be quiet.

    What a beautiful property. At that price point, I would expect a bit more for water and power but what it has would certainly work for my needs as I would spend most of my time on the lake or trails anyway.

    I ask a question because I really don't have an answer. The question is this, is it really safe to use lake water? Would you have to boil the water to drink it? Taking a shower in lake water. In addition to the price of the cabin what would it cost to drill for a water source?

    Well for washing dishes, taking a shower, using the toilet lake water is fine. For drinking I would use bottled water. I have drank water out of a stream and lake in the past and I am sure many people have. Lake drawn water is a quite common water source for cabins in Maine. A new well currently runs around $8-10,000.

    Whoever buys this will be happy. A really nice cottage. A Great property with privacy and space. Add an insulated garage to store boats and a wood and tool shed. Love the skylights. The full cement crawl space with water storage under the house is a great idea.

    No, you have not paid attention to the real estate market. You know a case in point. When I was in high school around 1981/82, I purchased a 1969 Camaro. It was not all original, but was a solid car, had a 427 and a 4 speed. I paid $1000 cash money for the car, which was a lot for a kid in high school and a fair price for that car at that time. Today that car is at least $30,000, if I could find one in similar condition. More than likely if I could find one it would be priced closer to $50k.

    @@heavywoods Based on what information? I just did a search in the entire state of Maine for waterfront LOG homes. This is the best deal going. Most that are currently on the market are in the upper 4's to over $500k. Then upwards to over 2 million. Thanks for your uninformed pricing analysis.

    Here's a comparison as to what it would cost where I am located: I am trying to put up a 1100 sq ft cape In southwestern Ma on the Ct border. Its foot print is 27 x 27, one bedroom, 1.5 baths with an average kitchen, vinyl siding, small shed roofed front and side porch and a standing seam metal roof... Add another $70K for a timber framed skeleton.. So far I have receive a quote of $440K. This price does not include the septic, well, driveway, or foundation. I refuse to pay this type of money..

    This is beautiful and such a find I would try to find a way to get CMP access I'm sure it would be arduous but it is stunning at the very least I would increase the battery capacity and try to cut down on all the propane. I absolutely loved it.

    You know a friend of mine has been selling a ton of power cabinets for off-grid cabins. Basically it consists of some combination of lithium batteries and an inverter inside of a water tight cabinet. You wire it up and run a generator to top off the batteries. Then you run off the storage until you need to recharge the batteries again. Each battery stores 5kwhr of power. The whole set up is eligible for the 30% federal tax credit as an energy storage device.

    You can get it easily, all you have to do is pay for the lines, poles, and labor from CMP, there is already a provision in all these properties for ROW for utilities. How much could three miles of lines cost?

    No, this is an off-grid location power is several miles from the property. Generator and/or solar for electric. The property does have a small generator as well as a small solar system for running lights and pumping water. Everything else is propane so you really do not need much power to be quite comfortable.
