£500 pm per room?! It is a nice property but you can rent a whole house for £600 in Derby. I am just checking student room prices in Derby now and even with the extra bathrooms, he will be doing well to get £350 per room. Jezzz... that is still a good yield, just somewhat under what was being suggested.

There seems to be a few people that are at the least negative towards Samual Leeds. I think he is the most upstanding and honest of them all. Of course, there is a monetary benefit to him and his causes but he does not sell sell sell like most of the other property trainers out there.

I believe the £500 pcm includes all the bills and fast internet, whereas £700 pcm as a single let is just for the rent.

Australia is sooooooo expensive if we had the chance the baby boomers had man we wouldn't really have a shortage of affordable rental properties. I wonder if I can take His example and use it here in Australia.. loving that idea because we just had a newly built university here in Liverpool.. that's something I'm going to look at for a bit with a cousin and a few investors

@@thomascuddihy2933 Yes, sometimes the properties already have hmo license look for those sort of deals or if its a close city centre property get it on airbnb/kayak/airbnb, get calendar sync, subcontract to a service management company - passive income at its best

With a BTL mortgage do you not need 40% down

All investment properties should be BTL because you can refinance properties and pull out money tax free. @@ammcknockiter

He doesn't need a HMO licence unless he's renting to 5 tenants or 5 rooms. Even if his expenses are half of the total monthly rent hes still making a decenet profit on a 100K house.

A £1000 seems a little optimistic. With agents fees of 10 - 12% taking 150 - £170, mortgage of £205 (a little over £200) that leaves 130 - £150 for gas, electric and water. Also probably some kind of insurance on top? A good buy with a good future return though in a perfect location near to uni and town centre. Good stuff!

@@FISHGOMOO4321 Yes. But I was under the impression the downside of HMOs are they are difficult to sell as not everyone is interested in them. Then YOU will be the motivated seller and will have to sell at a reduced price, unfortunately.

Just watched this myself and found myself questioning it. Radbourne Street (which is where this property is) isn't exactly fetching £700 as a single let for a terraced house either. I'd be interested in following this guy up to see what he's doing with this property now 16 months down the line. I usually like these videos, but knowing the area VERY well, I'm not buying these figures one bit

No council tax ? Just over £200 mortgage per month on a £102,000 house ? £500 per bedroom per month ? His first house as a buy to let which can’t be done as a first time buyer ? All the fees involved plus deposit on the house in the first place ? All this sounds WAY TOO GOOD TO BE TRUE !

You can do a buy to let, only restricted for people who get government support for their first purchase.
