2024 Costa Rica Real Estate Market Predictions |
It's time for Matt's 2024 Costa Rica Real estate market predictions - obviously, no one has a crystal ball and I won't pretend to either. However, I'm willing to give my two cents on some things that we can use to calmly look ahead to 2024 and judge where the real estate market in Guanacaste will be.
While my focus is the real estate market in Guanacaste, nothing I say won't apply to the broader Costa Rica market in general. There are unavoidable trends I feel will shape next year. Let's take a deep breathe, try to remove ourselves from our personal biases and take a more "global" approach to things. In this episode, we'll discuss:

Hey Matt, thanks for your work. I wanted to add another factor for your consideration to your prediction for the 2024 CR real estate market. That is, the Foreign Currency Exchange Rates. You covered interest rates, politics, global conflicts, crime and consumer debt levels and I was surprised that you didn't mention that both the US and Canadian dollars have depreciated against the CRC by 20-25% over the last 18 months. Indeed, CR is the World Currency Champion against all other global currencies at the moment with Mexico being a close second.Just some additional food for thought to add to your "market predictions" as this necessarily significantly impacts the cost of living here too and perhaps the general attractiveness of CR as a destination. Planning on next year so trying to figure out where we want to visit and see real estate options for investment.
Have a few questions, just from your perspective is fine. How many purchases are for investors, how many require revenue to actually afford purchase. How many are using asset equity from North America to fund purchase? I see market slowing been watching central America for last 3 years plus. How many or percentage require pension to maintain a living?

You're absolutely right; I didn't speak to that but to be honest it's an issue where I wouldn't feel too comfortable addressing it. Our RE market is *always* priced in USD, and you see that most folks who want to invest here aren't really looking at the currency exchange as a major factor. Bigger issues are 1) whether they feel secure both financially and physically, and 2) whether the motivation to move is high!
Hopefully interest rates maintain high and prices come down.

You are absolutely right! Another major market shift, between the 1995-2008 "boom" and the last five years, is that so many people are actually buying to relocate, to improve their lifestyle, find a place they feel happy etc. There was a lot more speculation, or folks buying condos specifically for rental investments, "back in the day."
