Nice work! Very efficient building methods. I'd like to see more of how you finish it out with electrical, heating, insulation, and the rear deck addition. I would call this a "Carriage house" as opposed to a garage. This would be a nice way to add a rental apartment to a residential home site. Thanks

I have done similar buildings here in Virginia. Always had to have the monolithic slab footing turn down to frost depth (32”) . Wish we could make our own trusses here too. Nice job. Thanks for posting.

That ladder hoist is the best. I’ll have to see if we can rent one. We’re thinking about building a garage w an apartment on top. Thank you for this video. We’re wanting to put a bedroom downstairs in the workshop and you mentioned using different products. This will be our “up north” get away so, you also mentioned how you have the windows high up for when your not there in hopes for a less break in. Love how you mentioned that as well. I did enjoy it! Thanks true. A couple things for me. 1. The weight...I don’t have the same muscles from 20 years ago. :). 2. Sometimes there’s a slight variation in the concrete so the sheathed wall doesn’t sit flat.

Thanks for the video. I am starting the thinking process of doing a 24' deep by 30' wide detached garage with an ADU above. I'll have a separate dedicated entrance for the ADU. I just haven't decided if I go a simple gable or perhaps a clerestory roof design.

California Union carpenter here...back in the day wall bangers were paid by the sq foot to stand walls...the bone yard would pre cut a header package,the bone would drop a load in front of the slab,1 man would pound the nails/no nail gun back than.Paid 22.00 bucks per Garage/took me 2 hours...

I built a similar barn with stick for 1st floor and post/beam second floor/third floor. A little movement upstairs but so far held up even in high winds.

I’d like to see a similar building built with Zip-Sheath product and maybe hardyboard siding vs. vinyl. Obviously, I’d like to see how it was finished. Insulation, plumbing, finish carpentry on the stairs. Very nice job.

The very last thing you should do is put the railing on the stairs, you will need every inch of clearance to get appliances and furniture up that staircase.

I'm in SW Missouri so i know you are not going to come out and build me one, but i would love to see you do a video on suggestions on how to select a contractor for such kind of buildings- what to ask, how to determine a rough but fair cost, any other due diligence you suggest, etc. That would be extremely helpful.

Hello Ken, Wonderful building. This inspires me to build this as a cabin on our Rocky Mountain property. My question is - how did you get by with home made trusses? Our county requires engineered trusses inspected by the County Building Inspector. Keep making them beautiful. We will keep watching and being motivated. Wayne from Colorado Springs

My only thought is if you intend to have a deck off the back, would it not be better to have the access stairs to go via the deck rather than inside? It would give a little more floor space and leave the entire garage area seperate, particularly good if the garage and the apartment are rented out separately or used by different people. if I understand correctly, that would mean turning some other area into an egress, right?

I built a similar barn with stick for 1st floor and post/beam second floor/third floor. A little movement upstairs but so far held up even in high winds.

Ken you folks done a beautiful job! Dang hard to find good, honest, and skillful works. I feel the contractor here ( Hawaii) always subcontracting there jobs and they do horrible job.and over priced. You folks are awesome!

I’d like to see a similar building built with Zip-Sheath product and maybe hardyboard siding vs. vinyl. Obviously, I’d like to see how it was finished. Insulation, plumbing, finish carpentry on the stairs. Very nice job.

The very last thing you should do is put the railing on the stairs, you will need every inch of clearance to get appliances and furniture up that staircase.
Nice spacious garage with living space. Looks like the headroom on the landing is a bit tight .

Nice build , A team that has obviously worked together awhile, If this was going to be my place I think I would opt for outside stairs to entry off the back deck and do away with the loss of floor space in the garage..Just me

nice job.wish you showed the metal roof going on like to see how you handle the fair at the bottom of the roof
seal up those garage doors, no gaps greater then 1/4" keep out the rodents, your friendly exterminator.

pretty much exactly what i'm looking for. I'm in SW Missouri so i know you are not going to come out and build me one, but i would love to see you do a video on suggestions on how to select a contractor for such kind of buildings- what to ask, how to determine a rough but fair cost, any other due diligence you suggest, etc. That would be extremely helpful.

Hello Ken, Wonderful building. This inspires me to build this as a cabin on our Rocky Mountain property. My question is - how did you get by with home made trusses? Our county requires engineered trusses inspected by the County Building Inspector. Keep making them beautiful. We will keep watching and being motivated. Wayne from Colorado Springs

very nice. I like the mix of the 2 different roof designs. I wasn't sure how it would turn out, but it looks great. Why did the customer opt for that?
Ken just subscribed after coming over from Lumnah Acres. Watching in UK. No damp proof course under the concrete slab? Would be required by UK building regulations. Very interesting so see how other folks do things. Great work and attention to detail.

If you have a 9 ft wide garage door, would you make the rough opening 9 ft and use the 1 1/2" trim boards to overlap the edges of the garage door?
People worry about the silliest things. If they are going to break in, they are going to break in. The best way to go? Through the wall with a sawsall.

My only thought is if you intend to have a deck off the back, would it not be better to have the access stairs to go via the deck rather than inside? It would give a little more floor space and leave the entire garage area seperate, particularly good if the garage and the apartment are rented out separately or used by different people. if I understand correctly, that would mean turning some other area into an egress, right?
