Who else thinks mumbai is way too overpriced? A 2 bedroom house with a 600 sq feet backyard, a 100 sq feet of walk in closet, 2 bathrooms in London quadrant Wimbledon (close to the subway) was bought in 2011 for indian 9 cr.

Indian Real Estate is usually expensive due to low margins of claimed by builders, corruption of local officials and black money used being used to hide net worth in property appreciation etc.

@@javierseqsuka Dubai is cheaper. Mumbai and other Indian cities are so expensive because people with TONS of black money invest in real estate, in order to convert it to white money. Sometimes they buy as much as 7 houses out of 10. This drives the prices so to such ridiculous heights that an average person cannot even dream to buy any house, even flats. If the black money was to be removed from the market, the real estate prices would go down by 50% (yes you heard it).

@@MrAbhyang I just bought one in Bangalore...1800 sq. ft. carpet, lake facing, 3 BHK with servant room, 2 parking lots, reputed builder, club house membership, huge complex in a prime area with amenities around.. 1.5 crores all inclusive!! So that's 5 crores saved which I will invest in equities and earn more than what Mumbai real estate or developed nations have to offer :)

This Bungalow is part of the Stellar Tower Building Society going for redevelopment. Lot of issues with conveyance.... and Court cases in progress. Bungalow owners don't want to exchange their Bungalows for a Flat in the redeveloped Building... Why would they? However, the Builders need the large land parcel (that includes the Bungalow land) Hence there are many people selling Bungalows in Stellar, Magnum, Brighton and Sheffield Tower. Just keep this in mind before you buy. The local Brokers will lie through their teeth and deny this.... Do your own due diligence.

Because builder will want it for 1/4 of the price I.e (approx 3.75cr to max 4cr.) quoted by the owner as builder also wants to make profit after investing his time & money for building. As for restrictions there are none as such.
