Getting the new roof on this house has been a huge project, so many steps had to be completed to have it done......but it's done. That's how projects go, they seem like they will never end and then all of a sudden they are. After my part in working on the roof, I ended up hiring out the rest of the job to a roofer. It was simple, just nailing down shingles, but it was good "practice" for me to let someone else take over once in a while. The results were great in my opinion. The job took them only 2 hours to complete. While I did spend some time watching them install the shingles, I was able to work inside wiring up the new electrical into the panel. My goal is to sell or rent this house, not to work on it forever. So taking this step towards a more hands-off approach was big for me. The next hired job will be.....drywall I think, maybe insulation. I'll also have some HVAC guys come in and hook up the heat pump.

    Watching you reminds me of my Dad. 80 years old and still does his own roofing on his rentals among all other things. He does now have someone else carry the shingles up the ladder.

    For me - it's my slate roof. The only thing I don't and won't mess with. I've rewired, replumbed, and renovated my 90 year old house, but I rue the day that something goes wrong with that original roof. Might be time to sell at that point.

    Best thing you did in my opinion is extend/make those beautiful overhangs and for the labor on the shingles, you would be crazy NOT to let them do it !! Great house and great decisions !!

    Glad to see the video man. Great book by the way, i suggest anyone who hasn't purchased it to go and get it NOW!!!! Lots of helpful hints that have changed my work life. From it in my area, i have gotten my hands on 2 houses! To the Homestead Craftsman, your truly an inspiration. This 12k house series has changed my career path. For my first time i see someone my age thats putting in some serious in depth work, without a slew of time lapses. Nothing against those videos, but alot of times it can be discouraging when it doesn't seem to happen as fast as those time lapse videos. With your videos we see that theres lots of work involved and allows us to see that it doesnt happen over night, and thats okay. Take your time and do it right. Thanks Bro!     It's just me (picky homeowner), but I would put some roofing tar over the exposed nail heads on the ridge vent. Great job!

    Know penetrations though the roof aren't ideal, but think keeping the gable walls uncluttered lets the brackets be enjoyed and stand out. Good advice for DYI folks, sometimes have to let go of the fear and have professional help. House looking sharp with new roof, especially with the high quality shingles.

    I am looking into getting my first home soon, unfortunately I do not have near the background you have developed on fixing up houses that are basically just a shell to begin with, I have learned a lot as far as things to think about and look for when purchasing a home and love being able to watch step by step how you have gone about fixing things.     shingles will stick around the vents, give it a couple days of sun and the seal will do its thing.

    I totally agree with you on many of the points you make. I think what stops most people from doing things themself is the fact that they don't know how to do it, so the fear of failure stops them from doing it at all. I, myself have many times started a project without knowing how to do it or how it's going to end up. But in the end, it turned out alright :) Learning as you go, and learning by doing is so important. And not being afraid to jump into new things. Awesome video dude!

    Definitely cover those exposed nail head with a dot of roof cement to prevent them from rusting out, otherwise great job, and a good smart deal.

    Wanted to add that beyond the cost for the roof, which $1700 isn't bad, is also the knowledge that it was done professionally, and peace of mind is hard to price. Roofing is one of those things that I will always leave to the pros because of how easily water finds it way into spaces, it's good to know the roof was done right. Coming along nicely! Nice choice of shingle, too.

    I agree with your outlook on hiring out jobs. I have a hard time paying someone to do a job I know I can do. No one will put in the care on your house like you will. But you need to know when to let go and trust someone else. Very hard to do.

    I have built houses from scat in the past and the longer that you spend on working on a house the more money will be consumed. I realize that there is a lot of money to be made by not hiring others to do the work yourself. There is that balance that you have to measure. Holding onto a house involves paying property taxes and electric bills whereby a lot more money can be made by volume turnover of houses. You have to remember that balancing is alway there. One other thing: Great job!!!!

    White Rock Woodworking Southern Ontario. Where the streets are paved with gold. In all seriousness though. You can expect to pay $6k minimum for the simplest triangle roof, with a chimney and about four vents. It's insane.

    Great video and advice.When showing the ridge vent, it looked like there may have been exposed nail heads on the last cap shingle closest to the road end. I'm not a roofer, but have done some roofing and you should put a couple of gobs of roofing cement on those heads as they will probably leak. Like you said, small stuff, you've probably already got it taken care of.The usable equity built in real estate is fantastic. Great job!!

    I think you made a good call on the bathroom vent the humidity coming out of the vent can damage the wood in the soffit over time. Just my opinion

    Dab a little tar on the exposed nail heads on the last shingles on the ridge vent. That's what I've always done. Haven't had any leaks doing that.

    Absolutely! My knees hurt just thinking about roofing. Two hours for four pros could be an insane time investment for even a talented DIYer. A buddy of mine pays a guy to cut his lawn, because he can earn more by working than it costs to pay to have it done.

    Don't know why I watch so many build/ restore/ reno channels when I've never had anything to do with trades - guess it's just in the blood because most of my ancestors were contractors, stone masons, decorative plasterers etc but I see you doing this stuff and wish I had gotten into buy-fix-sell when I was young. Anyway, your channel is one of my favourites of this sort and it's great to see this house approaching the fun part - finishes. I don't remember seeing that mobile home next door before! Was it always there or am I losing it?

    Great advice. Just jump in and give it a try. There is just too much "paralysis by analysis". Most of the time you wind up, at a minimum with invaluable knowledge. I feel you will be very succesful in whatever you do.
