I made a big mistake on my first rental property. This project required a significant amount of rehab, and I took it on head first. In the end, it costed me a lot more money that I had expected, but it was a great lesson that I ultimately learned.... Make sure you have vetted contractors BEFORE you close on a property. Might seem like common sense to some of you, but I can assure you, it's the #1 mistake most people make when buying their first fix and flip or rental property.
