1 House to 3 Rentals! | House + ADU + JADU Tour & Analysis

Most homebuyers see the Los Angeles real estate market as an overpriced, overly competitive, vicious, cruel maiden whose only purpose is to punish.
But such is not the case!
In reality, the LA real estate market can be leveraged to a buyer's advantage. Yes, prices are high, rents are high, and competition is fierce -- but with a little real-estate jujitsu, these powerful forces can be harnessed and used to your benefit, not your demise.
In the this video, I'm specifically exploring the opportunities that exist in ADU conversion, JADU conversion, and the little-known renovation loan.
We'll tour a property that's ideal for both an ADU and JADU conversion, and then we'll huddle back at House Hack HQ to go over the numbers in detail.
If you've wondered how it's possible to not just buy a house in LA, but actually start an investment portfolio in LA, then this is the video for you.
The LA real estate market is always pretty crazy, and this year is proving to be even crazier than last. Are you planning on buying a home or investment property in LA this year? Are you planning on selling your home or investment property in LA this year?

LA seems like a leader when it comes to this small sliver of good urbanism! I wish there were more of this happening in D.C. and other cities struggling with a housing shortage. I understand Minneapolis relaxed rules to allow more multifamily and ADU properties, so it doesn't seem impossible. Appreciated the tour, cheers!

Great video Jon! Diana and I just finished watching it. I like the property analysis and your House Hack Calculator. And that's a nice find in Inglewood. Turning the garage into an ADU great idea 🙂

ADUs make neighborhoods dumpy. People piled into garages and cars all over the street. No thanks..

@JonSmith531 Yeah, I appreciate your slippery slope BS. My ask is: name a single neighborhood in which this has happened.

Honestly, what creates more crimes: ADUs or homelessness?
