Great video Ahmed, and the list pinned in the video is super. I got in touch with Abdul and the bill he gave me for the flat Refurb is quite high. We are how ever still in talks to agree on a lower price. Would be helpful to find a builder that could do the flat Refurb/modernisation using materials from this list you provided.

Salaams, amazing content as always! Would like to know do you give the refurb scope to a single contractor? So it's less headache for you Or do you find the individual trades, schedule them in and project manage the refurb yourself? I think you mentioned its around 50% cheaper to manage yourself which is why you prefer to do it? Thanks Ahmed Yunus

So when you select the items for shopping someone initially told you what to pick and order? Also when you order the builders install everything right? Did you manage yourself or had a project manager?

Tankless water heating systems are the way to go imo.

Do you need specific permission to make these types of changes to leasehold flat from the freeholder? Are there usually any hurdles in that regard? I read recently that wooden flooring is difficult to install because of noise

Since your not actually adding extra floor space by converting a one bed to a 2 bed as your just altering the current layout, how do you ensure you are getting the flat valued as a 2 bed ?

in my experience if you go for a fixed quote what you will find is that the builders will find items that they didn't allow for...e extras

Those integrated appliances were really expensive as we're the handles and quartz tops . As a builder I could get the equivalent from a different supplier at a lower trade price, I often don't use the Lnpg discount because of this and stick to trade . There are some good deals to be had for example I've picked up laminate for £5per m2 and lvp for £10per m2 in the past , as well as some plumbing items from wolseley. £100 per day is absolutely crazy for quality trades for example for unpaid labourers I pay them £120+ for decorators £150-200 for carpenters £250-300 and the same or more for electrical and plumbing . It's obviously a balance but I'd always pay for quality trades people and allow them to supply materials or at least take their advice. Buying materials on your own can be a big problem as you have no idea how they are installed the ease of installation, time saved on installation of more expensive material can actually work out cheaper . Easy for me to say this as a builder/landlord but I can also look at this from both sides

easyer to install. You dont have to build a gas tank. Gas tank need mantinance. If there is already gas heating its easyer but electric is just plug and play

@@Erik-kq1ev i suppose it makes sense as he's not running a HMO. Electricity is more expensive than gas, but utility bills are paid by the tenants and not the landlord.

@@ThatAhmedKhan I’ve heard a lot of sharia mortgages are not really sharia compliant. What about buying a property outright, fully, renovating it and flipping it? Of course, the cost to do this is extremely high, but Muslims have been crowdfunding for centuries.. imagine a Muslim household with 6 siblings.. each could save together to eventually start a business like this. Does this concept of buying the house up front, and paying for the renovation up front work? Or is it a disaster in your opinion?

@@youtubewatcher8254 it definitely does work. Crowd funding would work for sure. I have explored if I can get a platform to set this up on and maybe a lot of muslims can invest together in a project where no debt is involved. Thoughts?

@@ThatAhmedKhanIt could work (sorry for the late reply). Debt isn’t necessarily the biggest issue - interest is. Debt becomes really bad if a Muslim dies without paying it back. (I’m not a scholar so take this from someone with real knowledge). Would you recommend a Muslim self funding a deal if they had the capital to? Eg: £350k savings to invest in property, so they do it all themself without getting a loan of any sort?
