    I have lived in hoa subdivisions before and had horrible experiences. The rules can be very strict. You have to keep your bushes cut to a certain height you can't wash your car in your driveway. You can't have certain patio furniture or certain shades on your windows. Make sure you check the hoa rules before you buy.

    Very good point. I had to sell my dream home because of the ridiculous HOA rules. HOA’s can be good in a lot of ways, but if you get into one that just wants to control your every move, it’s not a pleasant experience, at all!

    It’s nearly impossible to find a decent neighborhood that does not involve a HOA. You know a non HOA hood when you see it.

    No HOA! They (most) control your life. Fees always going up! Neighbors always quick to report everything you do!

    @@LindaKayHolevas I totally agree. HOAs are a nightmare! It is a "license to meddle" in your life. I've lived through it and will never live with an HOA again.

    One problem with a brand new home is that you don’t really know the quality of construction. My husband was in the business all his life, and there are so many stories! If you buy a home that’s been lived in a few years, many of the problems will have shown up by then, and - hopefully - dealt with. And get a really picky inspector to go through the home before you buy! They won’t find everything (face it - plumbing, electrical, and HVAC are behind walls), but they can sometimes see things you and I wouldn’t.

    Im in FL.... Sarasota.... Ocala is where my sister lives... Please please please use caution... I think you are getting a better understanding....the surrounding area is EXTREMLY important... LOOK closely and look at different times of the day.... That area is extremely diverse and there are CLEAR boundaries about where to be and not be.... Hope that helps.. xo Be well and stay safe- J

    Your are right. I moved to Florida from Arizona and but did my research first. Ocala is one of the top ten worst cities to move to! I don’t know why he’s stuck on Ocala. It’s not near anything fun.

    If you go for an HOA, you should make sure the bylaws don't keep you from running a business from your home.

    The neighborhood you live in is very important, I think. You'll find what your looking for. It's not something you'd want to rush into, but when you see the right house, you'll feel it ❤

    Jeffrey, remember that your estate sales are usually selling the house as well!!!!! Just another resource which may be located in one of the older, further from alligator habitats, possibly nicer neighborhoods.

    Don’t rule out older homes. Your vintage vibe would not mesh very well in the brand new houses you viewed. I’m not sure if you are willing to remodel or change things but you did an awesome job with your current house doing fixit yourself projects. Good luck! House hunting is exciting but can be stressful.

    Jeffrey don’t buy a stucco home. I had a new build stucco here in Tennessee. Most all of the houses in the subdivision were stucco. The crack and need yearly maintenance and they fade in the sun. Second house is on a concret slab..probably not even a crawl space. If the slab cracks or has any issues your entire house will be effected. Unfortunately I come from a family of builders.

    I have found HOAs to be a nightmare. You can get people on the board who go way overboard on controlling the lives of everyone. One friend said they were actually looking over her BACK privacy fence and complaining about something left on her back porch. Another friend said the president walked through the neighborhood daily carrying a ruler and writing citations for grass that was 1/2 inch too high and other ridiculous things. I would really rather live with a few unsightly things from neighbors than to be controlled in a home where I am paying the mortgage. I lived in a condo with an HOA and the board was just terrible. They were mostly people NOT living on the property so they didn't care how our lives were on the property really. To save THEM money, they cut our security service, property maintenance, etc. The place became very rundown even though we were hit with special assessments (costs you have to pay above the monthly fees. Both can be hundreds or thousands of dollars) for swimming pool and other repairs in areas of the complex that I never went to. I will never live with an HOA again!

    Have you seen Mount Dora? It is known for the flea markets and antique stores. It isn't that far from Ocala, and the Villages is mostly for retirees. But Mount Dora is a small town that has everything. I am in South Florida and the prices of homes here doubled, but I think up in Mount Dora you can get a great house.

    I know Ocala pretty well my cousin is the fire commissioner and I have history there.. just curious why didn't you want to rent first? Also maybe look into the silver springs area better prices... I guess you know you want Duke energy otherwise it's a small fortune for electric... I'm sure you know plenty your mom lives there... I'm sorry for not minding my business... Just feel like a friend!!! I've watched you for so long...

    Our first house was in a neighborhood without an HOA. There were yards full of weeds, work trucks parked on the street, a hodge podge of house colors, etc. It looked awful by the time we moved. We now live in a neighborhood with a strict HOA and love it. It still looks nice 20 years later. HOAs work to keep the neighborhood looking nice. Best of luck on the house hunting.

    You are spot on with your comment. We’ve had the same experience. I’d rather deal with some inconveniences associated with HOA’s than lost property value and a host of other issues that come with that.

    Please take to heart all the comments you are getting. You are coming from a state that is pretty liberal and progressive. Florida can be that ONLY IF you choose the right city. We are from Indiana (conservative) but also own a place in St. Pete. We absolutely love it there! The diversity and youthfulness of that town can't be beat. I see that kind of place as a better fit for you. I'm sure other places offer that too. Be careful. I liked the suggestion to talk to George the Antique Nomad. He knows Florida well.

    One note of caution - be absolutely certain you want an HOA. For many, the maintenance and upkeep and amenities do not make up for the sheer number of rules and regulations. Yes, I know there are exceptions but the "don'ts and can'ts" often far outweigh the "can's". Still, HOAs definitely work for plenty of people, otherwise they wouldn't exist! I for one, could totally see you in a more vintage style 1950's/1960's ranch style which should be prevalent in FL. Good luck on your search!! I have faith you WILL find the house that screams its THE ONE ;)

    You'll know the right one when you see it. I avoid HOAs like a plague. It's nice that they make sure people maintain their property, but they also dictate to you what you can do in yours #1 and #2, you can't control if the cost goes up because others vote to do or add something. This can make it difficult if you have a budget you want to stick to and also makes the property a little harder to resell if the cost goes up too much. Just things to consider.

    Safety is issue number one. Safe neighborhood and a house that will withstand strong winds. Also the flood plan, it would be horrible to move in and find yourself in an area that easily floods. Another thing to consider is the house insurability, make sure you can get flood and storm insurance. I’m practicable but there is a lot more important things to me than the house appearance. Take your time and find the right place for you. ❤

    I am a 5th generation Floridian - welcome to a new way of life. You are looking at a typical new build. The houses can be pretty cookie cutter. Two car garages are the norm. One of the issues is that builders like taking out trees. At least in Ocala you should not be bothered with hurricanes'. I live in SW FL and we are still reeling from Hurricane Ian. Be prepared to pay high insurance costs and possibly flood insurance. Beware of HOAs as the guidelines change often and depending on the area are highly restrictive. They can rule your life.

    My Dad has lived in Florida since 1986 and the thing I don’t like about the Florida homes is that it’s a lot of housing developments and the houses look almost identical. Also when they build these houses they get rid of almost all of the shrubbery or trees. I personally just like older homes so it would be harder for me to find all my checklist things. But I KNOW you will find your home ❤

    Jeffrey, sellers of new home sometimes use another house to put in their adds because they may still be building many of the homes. If your interested in the house, tell them what you want. I agree with you, the outdoor patio should be done the way the photo is. Also that blue house would drive me nuts. I would worry about the neighborhood because of the windows. Tip: when you find a house you love, before buying stop by different times of days to see the noise level.

    I agree! I have always done a lot of research before making an offer on a house. I also drive through the neighborhoods at all hours to get a feel for the traffic & quietness.

    Especially at night and on the weekends to see how the neighborhood is when people are home. I do this when I am looking for a new place to live.

    For a new build I’d pick second one. But I see you in an older home and using a lot of your vintage instead of a new home. Think about the yard for Stella, enclosed so she can run around and would be nice to have bushes and plants already there. Take your time deciding, this is a big purchase. Maybe a palm tree in your yard? Your in Florida🦩🌴

    Be sure to have homes checked for mold. Especially with current storms hitting so much of Florida. Mold can cause major health issues. As many others have said take your time finding what is the right fit for you.

    They're both beautiful homes but I see you in a place with character. Hopefully, you will have time to explore Ocala and see different neighborhoods. You can find good a neighborhood without having to pay a HOA fee. Most HOAs can be so restrictive with what you do with your own property. Not to mention how high HOA fees can be monthly. My sister lives in Tally in a nice neighborhood where everyone keeps their properties clean and neat but isn't in a HOA. (A lot of cities have ordinances for upkeep and the like.) Maybe think about leasing somewhere for 6 months or so. That way you can have time to look, explore and make a decision because even with buying, you most likely won't have a closing date for at least 30 days and most likely longer.     You’re definitely right, the neighborhood needs to be #1. The house can always be changed/remodeled but the neighborhood is what it is.

    Definitely read the CC&R's within an HOA prior to buying. Some HOA's get very bossy and controlling. You'll be submitting paperwork when you paint your house, they'll pick the colors allowed not you, you'll need authorization for fencing, pools, sheds, sometimes small businesses are even controlled. You're a smart guy, Jeffrey....I'm sure you'll do your homework before buying. Just be careful. There are perks to HOA's too, but definitely consider if you want to not only have a mortgage, taxes, insurance....but also your HOA fees that will go up as the property gets older. You'll know when it's the right fit. Good luck, this is an exciting time for you. ❤️

    My suggestion would be to sit in your car at various times to listen to the noises in the neighborhood. Daytime, you might not hear all the barking dogs, screaming children, motorcycles, etc. I do like a POA or HOA if they do what they are suppose to do (politics can take over where one area is given more tender care than others).

    Are you only interested in brand new homes? You can tell a lot about your neighbors and how they care for their properties in an established neighborhood. Also, and older house tends to have all the "bugs" worked out that are sometimes found in a new house. With your interest in vintage items, I think you would be happier in an older house. In any case, good luck with your house-hunting!

    Oh my lord Jeffrey, be very, very careful about HOAs in FL; even if they do seem okay at first they can change very quickly. Plus I've seen a lot of stories about sudden huge increases in fees & then there are the endless assessments...obviously I am NOT a fan of HOAs, although most new builds in FL seem to have them. I'm surprised, given your love of vintage, that you're looking at newer homes which may not be as solidly constructed as older ones, but you have to start somewhere I guess.

    Cool little video! Jeffrey, you'd be better off not to consider Marion Oaks ... it's got a 'bit' of a crime problem. You don't need any sort of headaches, going for all that expense, whether cash or mortgage, only to realize things aren't going to work out.

    Yes, like everyone in the comments are saying. Take your time. Personally I'd avoid The Villages. My old liberal cousin lived there and got tired of keeping quiet about his views just to keep the peace. (he moved farther north) After getting a feel for the neighborhood (and neighbors) make sure you are on high ground for flooding especially if you are close to a pond or drainage ditch. Consider flood insurance. Get a house with a simple roof design. Your insurance company will want you to get a new roof every 10 years. Also consider getting those pull down hurricane shutters. Storms seem to travel the I-4 corridor thru Marion County. I believe there is a program for free solar here which will save you on your electric bill. Good luck my friend.

    People caring about their property of course you are looking for that but you really don't want an HOA can cost you so much money, dues and heaven forbid you get fined for something. HOA can cost you a whole lot of money and headaches.

    I was always told buy the worst house in the best area not the best house in the worst. With option one the moment you picked out the blue house & the neighbours I would be tempted to move on quickly. House Two 08:48 not sure of a walk in wardrobe right off a bathroom that size. Could not see any natural light from a window so that closet would be filling with steam every time you showered. Glad you passed on both. With your love of glass you will go crazy without a lot of light so find one with a lot of windows & may be an older property? Looks like theres a premium for new?

    I was told to rent first for a trial but the thought of moving twice was too much to bear. Don't rush and take your time searching.

    Piece of advice. We moved to a new neighborhood and new build. Don't forget you have to do the landscaping and fence etc. It adds a LOT of money. Then we spent the year "fixing" the stuff even if it was under warranty it just goes on and on. So, something to think about. You are right, the house us only as good as the neighbors. Good luck, you'll find the right place.

    House hunting has always been a long process for me, I had stacks and stacks of homes I viewed and even put my bids on some. My first home was gorgeous, my second is nice it’s smaller but has a full finished basement that makes it . The perfect one will come just be patient and try to enjoy every aspect of viewing the homes. Much love and many blessings to you and everyone that sees this.

    Jeffrey, Have you ever thought about living in St Pete area or Bradenton? Ocala is okay. It is growing a lot. I think it is one of the fastest growing cities in Fla. But because of your love of vintage I see you as a St Pete kinda guy. Maybe rent in Ocala until you decide if you LOVE Ocala or NOT.

    I have had a bad experience with an HOA and know others that have as well. Be careful. If you can talk to a neighbor or 2 about their experiences, that would be helpful. Sometimes they are so strict, it makes like miserable

    I'm glad your looking at every detail in the house inside and out. We also had to move for health reasons and even though we had to move quickly, we didn't fine a home as fast as we wanted. It took us 4 months to finally find our forever home and our neighborhood does have HOA and we love it. Searching for homes without HOA we can tell the difference so even though they have rules my husband and i rather it look nice and neat and well kept up. Our neighborhood is safe and away from the main town. Take your time, the home you choose will jump out at you. You will know it. Have fun house hunting Jeffrey your doing a good job.     When you find what you want you will instantly know it. I did like the second house. If you want an HOA go for it. I personally never would unless it's a town house. You are beholding to their every whim and you may not be able to decorate for holidays. They do nothing for home owners except send messages if you are in non-compliance. And you need permission for most everything even though you own the house and property. Best wishes on your house hunting.

    Take your time... also absolutely get an inspection, even if new build - a good inspector will find things that may be an issue in a few years or something that may have been done poorly. Neighborhood is absolutely an important aspect to consider when purchasing such a big investment.

    Hello Jeffrey, out of the two houses you looked at today, I do like the 2nd house the best. When purchasing, remember location, location, location. And if the bones of the house are good, any interior can be renovated, painted, new flooring, etc. Good luck and thank you for taking us along.

    If buying a older renovated house in Florida- make sure to get a Thorough termite inspection as alot of homes are technically destroyed but the Reno people cover it up cosmetic ically.

    Rent for a year. Get acquainted with various towns & neighborhoods. Steer clear of HOAs!!!

    I was thinking maybe George the Antique Nomad may have some insight on areas you might like since he travels so much & knows you personally. Unless you're hell bent on staying in Ocala there are many areas in Central Florida only an hour drive or less from Ocala.

    I see a lot of comments about HOA nightmares. I live in Vero Beach and in a HOA community. Sure, there are rules but when rubber meets the road, the community is beautiful and without the HOA I'm not sure all houses would cate for their properties as well as they do. In my community it is half townhomes and half single family homes. We have exterior services on townhouses (i.e.., lawn care, paver driveway, house and sidewalk pressure washing, etc) included in HOA. It isn't bad, with pool and clubhouse fees and HOA it's $250 a month. I love Vero Beach and have lived in different cities of Florida since 1969.

    I know when we bought our first house we actually went over there several times at different times of the day/week to scope out the neighborhood including the houses behind. It was very beneficial. One thing I've thought for awhile is the more complicated a roof is, the more expensive to repair. I may be wrong about that. Listen, I'm good with whatever house you pick as long as my bedroom is fairly large. 🤗

    I totally agree about wanting a neighbourhood where everyone takes care of their property. It`s a huge purchase and you want to be 100 per cent sure of what you`re getting. It makes sense to take your time, and really be sure of what you want and what you don`t want.

    I agree Jeffery-both had their good points, but neither one feels like "you." And, it's hard to judge when you're so tired. Thoughts: black mold, fixing a home up, but outbuilding the neighborhood, does the orange finish on the walls cover cracks from settling? (Let a marble across the floor) A progressive location that's well kept, keeping a selling profit in mind. And, with your creativity, be very careful of HOAs- l can't see you tolerating having everything constantly monitored. But soon, you'll find an area and a house that says home-even before you move in. Good luck, and love to you,! 🌴🏠🌴

    Concrete block or Brick homes are what you need in Florida because of HURRICANES!!! People don’t think of that. I’ve always lived in concrete block homes for 50 years in Fl. My cousin in California can’t understand why I live here with the hurricanes, I can’t understand why she lives where Earthquakes are a regular thing? It’s what a person is used to I guess. I’ve always stayed away from HOA’s. I don’t like being told what I can and can’t do in my own home. 🤷🏻‍♀️

    Any doubts Jeffrey…keep looking. Homes are too big an investment to settle on something that’s just ok. Especially when it comes to neighborhood

    Now this is just me. But I refuse to pay hundreds of thousands of dollars to have someone tell me I can't have a pool or can't be in my own yard after 10pm. If I was a single man or woman I may think differently.

    @@floridavintagesellerakapatti -sadly, some HOA’s do work that way. I had to sell my dream home because of the ridiculous HOA rules. I had read the entire agreement prior to moving, but within 3 months of living in the house, I realized I had made a big mistake. I was told my 3 young boys could not be outside until after 8 am (we lived in So Cal where the weather was beautiful early in the morning). We loved to get up & go outside to have breakfast at the picnic table. We weren’t being loud, or riding motor scooters or anything like that, but still, I was told we couldn’t go outside until after 8 am) It got worse from there- slowly I was being told more rules & then more rules. I would fight them, but it had become a nightmare. Anyway, I just wanted to add my experience. One has to be very careful about HOA’s. They can be good for so many reasons, but also, they can be a full dictatorship over your every move.

    Privacy fence, yes my neighbors have them. A pool no, but we have a community pool, hot tub, gym, tennis & basketball courts. I have to mow my own yard. I guess HOA’s can be totally different.

    You are being very wise to take all things into consideration. Neighborhood is so important for security, aesthetic enjoyment and value. You will find what you want and it’s been my experience that you’ll know when you do. 😀 I myself love HOA areas and prefer them. I’m too OCD to live where folks don’t have pride in ownership.     Marion Oaks is not the best neighborhood. I’m in the Villages which is south of Ocala. Ocala has a lot of subdivisions. See if there are gated communities to check. Ocala horse farms are beautiful. I love driving through them. But there are quite a lot of “iffy” neighborhoods. Good luck in your search!

    Jeffrey, you have so much character, I can't imagine you'd be interested in a brand new basic house. These 2 houses are so "Live love & Laugh" while you're an antique milk glass, lithograph, kitschy kind of person. And the floors in both house look cheap.

    Yes, neighbors is very important because you can't just pack up and leave if the neighborhood has issues. Maybe at the end of road that is more private. Good luck with the search I'm sure you will find the one!!😁😁🐱🐱🐱

    Here's what we learned about yard upkeep when we bought our house recently. Realtor told us that a lot of people (for the most part) now days are not interested in yards and definitely not yard work. So, you want to find a house where the people can afford to have someone do their yard work for them. Just a thought.

    I have lived in Florida all of my 62 years. Marion Oaks is not really well suited from what I have seen/know of you. Believe it or not, it is kind of a rough neighborhood. Lots of crime, although the median age is retired. I have taught classes in the rec center. Don't get me wrong, the people there are nice and the older spanish guys playing pool are adorable. You seem way too young to live in the Villages. Maybe an artsy area near downtown Ocala or one of the smaller towns around it? Sorry for the ramble. I have been a lurker for a couple of years on you tube watching vintage resellers.

    Be patient. No rush. I too would not seek out any HOA - nightmares. When you find a neighborhood you like - get out of your car and walk the neighborhood. You see so much more (the good and the bad) when walking the streets.

One thing my husband and I did when we were house hunting was talk to law enforcement to get the feel of certain areas. The police officers we spoke to were very helpful. For example, one area we were interested in in Michigan, they told us that the worst thing you might find is the kids knocking over your mailbox, but the area was pretty safe. Of course that's not a guarantee nothing can't happen, but it did help in our assessment . Just a thought that may possibly help with your search. Take care, Gina

    Will be enjoying house touring with you. Take your time and you'll find the right one for you. I also like quartz better than granite, as it stains too much, plus it destroys our mountains just for the sake of people having a stupid countertop. Glad people are getting away from it.     I agree I once sold a house because the houses around it became somewhat neglected. Read your HOA agreement and make sure you could add a screened room and a fence for Stella. I’m just not a fan of the laminate plank floors. Maybe it’s common in Florida due to wood and moisture. Take your time and get exactly what you want.

    Those laminate and vinyl planks are in most new builds/remodels now. They're relatively cheap and easy to install, which is why I reckon they're so popular.

    I was surprised to hear you're moving to Ocala. Is that where your family is? I've been in Florida 21 years (Trinity area 20 miles north of Tampa), worked in the court system before retiring, and a LOT of Central Florida is good old boy country. Anyway, PLEASE take your time and get to know the community before you commit to buy! 💙

    why Ocala? why buy right away? recently single would be a great time to spread your wings and explore maybe a more vibrant city; unless the mid-america slow moving pace is what you crave. The average age in The Villages is 68. I believe you are in your 30's. com'on, live a little. just my 2 cents.

    Always enjoy your videos. So sorry about your break up. Having lived in Florida for awhile, mostly the Orlando area, let me just say this about The Villages. They're old, not the houses just the people. It is one big retirement community, and you're way to young and attractive to be living there. Still, I hope you enjoy your new life in Florida. DON"T go swimming in the lakes!
