#01 I bought a farmhouse in Le Marche ITALY. What happens next?

This is my new channel which is all about my grand design and plans to renovate an old disused rustic farmhouse that I purchased in rural Italy. I will cover why I chose to buy a house in Italy and why I chose to live in the Marche region over places such as Tuscany and Puglia.
I plan to show you the house search process, viewings, and how I found the house that I bought. Important aspects of what was involved to buy the property and show the challenging task of renovating and building in a rural location.
What services will be off grid and which services will I keep on grid. All is yet to be determined and agreed.
Plans, prices, permissions and wine....wine will be enjoyed along the way (and great food).
This rural farmhouse renovation will take me some time and I plan to enjoy all that Italy has to offer along the way. The farmhouse renovation is a priority but so was moving to Italy for the sweet life!
If you wonder what the life and lifestyle is like when moving to Italy or if you are planning to move to Italy then I hope to cover that off also.

I'm insecure about taking the first step and starting a KZread channel too, although I would love to... so I really appreciate your honesty about how it feels to jump into the deep end 😄. I love the rambling because it lends authenticity and character to the footage and yourself. It's great to be able to relate to the speaker as a friend and not merely as a narrator.     Ok after having lived near Naples, Emilia Romagna and the Veneto, I think you've made a good practical choice in location and the property... not too steep or the house too complicated or neighbors too near (not that neighbors don't come in handy for lots of free advice and sometimes help) and you have quite a pleasant view. 🙂 Now what you need to do is a walk through of the house, because we remodel addicts like to see what you've started with, ideas about what you eventually want to do and watch your progress.... that's how these things work. I do love the drone shots, because we can see the lay of the land, makes it easier to visualize and fantasize about your little spot on planet earth. Oh and remember that a good wood stove is your very best friend, let me pass on THIS guy who I found too late in my case, but makes so much efficient sense, he makes Stubbe type heating stoves: kzread.info/dash/bejne/nqWe0tqQaNbbk8o.html (Emilia Romagna), Btw use a Geometra NOT an architect, he will draw up the plans and deal with the legalities that will make the Comune happy, worth the money and much cheaper than those architect thieves. 😉 Subscribed, Cheers!

    @@threeacresofmarche etc: Last house I put in a pellet stove, 1 sack a day and you could come and go all day and it would still be warming everything as opposed to wood which goes out and then you come home to a cold house if you don't keep stuffing it, also duel combustion wood stoves are expensive in Italy and you have to go up north to even find them. Downside, every year the price goes up on pellets! But I heard you could also use dry corn and as he mentioned, other types of fuel that may be cheaper or perhaps invest in a chipper if you have a lot of scrub and trimmings on your own land. Hope I'm not intruding, just passing on things that I've learned over the years the hard way. 🙃 All the best on this new adventure! 🙂

    Hi Richard (I'm a Richard too) - I watched your second video first and, as I said in that one, for a guy who apparently doesn't know what he's doing with KZread, you sure make a smooth video. Great intro, and funny too. Now I understand that this is a part-time project for you I expect you will not have animals (yet) so my idea of sheep goes completely out the window.     Hi Richard, welcome to Italy! I'm originally from Lancashire but been living in Italy forever, and currently live a bit further north on the coast in Romagna. I adore Italy, have travelled more or less everywhere, from north to south, but I have to say that Le Marche is one the most beautiful, unspoilt regions of Italy. As it's only an hour's drive I go often in the warmer months and know your area very well. Stunning. Look forward to watching your progress.

    I live in the US Houston Texas speciffically.I dream every day of moving to Italy. Abrutzzo actually. It's fun to hear from someone who actually likes the experiance. I moved to the Marche as a child from Manchester (actually Bury, but nobody knows where that is like Bramhall..so I just say Manchester like you🤣) I used to live in a little place near yours called Castelferretti,it's in the comune of Falconara Marittima.     The Dolomites are the mountain range between Italy and Austria. They are a World Heritage region. Well worth exploring if you ever get the chance.

    Ich finde es mutig, ein altes Haus in einem anderen Land zu kaufen. Wenn man für jede Renovierungsarbeit anreisen muss, ist das ja schon sehr aufwendig. In Bezug auf den Brexit stimme ich dir zu, ich reise zwar nicht mehr, war aber gerne in GB. I too dream of buying somewhere in Le Marche.....probably nearer to Senigallia where my family originate (I live in Brighton and so seaside living is a bit of a must for me!). I really have no excuse not to take 'the plunge', especially like you I have two older teenagers and benefit from an Italian passport which sadly I don't use that much. Corinaldo is a great place.     There is a quick tour of the house on my next video and hope to cover why I chose Italy through future videos. I will cover costs and the challenges as I go for sure. There is so much to cover! I hope I can help inspire some to turn the fantasy to reality, regardless which country you end up choosing. Thanks for watching and saying hello from Canada! PS - The 90 day rule is per 180 days. The 180 day window is rolling so I have to keep track of when I go and when I leave etc. In theory you can spend a lot of time there but with the border checks you need to keep track. I had well over 100 days in Italy last year with no problems. To note - this is for me as a Brit - I do not know what visa restrictions you would have from Canada sorry.

I follow a chap (not useless yet) renovating in Italy, a couple in Piedmonte and several channels selling property in molise / abruzzo where I had been expecting to start our property hunt for a holiday bolthole.     Hi @traceyjohnson-brown4474 I nearly bought in Abruzzo. I love it there. Only thing for me personally was where I likes was very hilly and I do like to go out cycling. Otherwise, it was a really close contender. South Marche is similar. To be honest, there are so many stunning places to choose from I don't think you can go wrong. I thought Abruzzo would get good use with both summer and winter holiday attractions for my family (all love to ski) but the countryside around your place looks wonderful for an old bird like me who doesn’t appreciate v steep hills / too many steps from your parking to your townhouse :( Also does the 90 day thing with 3 acres concern you ? Will you find someone to brushcut regularly or will you expect to work a lot on the land in every visit ? Sorry so many questions as I had mentally ruled out countryside with land until I saw your place ! I love to potter in the garden but am slightly intimidated by 3 acres to manage !

    @@tracey4474 There is good skiing but I have not tried it yet. It may not be the 'go for a week' type of place like the Alps and Dolomites but it is supposed to be great. I don't think I can get up there this year for skiing but will go next year and be sure to pop a 5 minute of lifestyle in between the renovation project. 😎

    Hi, thanks for saying hello. I found it with an agent but the house was not on the market. It took time to find a good agent who knew what I was looking for and then the house popped up for sale. I will cover this in future videos as the search process can be tricky. With the right agent there is a way through.

    Good olde KZread algorithm introduced your channel to me Richard. This is the 2nd video of yours I’ve just viewed and I must say I like your presenting / editing style...sincere, personal, information and well put together. I watch other similar channels to yours, of folks who have relocated (full / part time) out of wet, broken, overpopulated, rip off U.K. to less populated per area, warmer dense counties in Europe. I’m 51 years old, self employed with trade skills and I’m looking to do something similar. Interested to know what line of business you’re in? You mention in another video you work from home in Italy sometimes? Can’t you gain Italian residency now you’ve bought property? This 90/180 days rule is probably the worse negotiation I’ve ever come across in my entire life!! Regardless of one’s views on Brexit. Cheers, Jonathan

    Hi @j..w443 . I am 50 so similar timing. I work for a software company and have been on a work from home contract for decades. You can gain residency with or without a property. You need an address and stability etc. The 90 day rule is ok for now as I am back and forth so much. I will look at the digital nomad visa as I am not sure about the tax implications on the residency part while I am working for a UK company. Time will tell and I will share what I learn as I go.

    Thank you. I believe so, yes. There is plenty of wheat and rapeseed grown as well as the olives etc. Some small plots of various fruits and there are plenty of vinyards. Lots of farming around where I am. I don't see any livestock though.

    Hello @marcuspatrick8931 The search...a few years over many trips. The buying - very quick - a matter of 8 to 12 weeks (I bought over the holiday period so that could be much quicker). Geometra - yes - you have to have one. Italian....a fair amount but I have a long way to go but am learning. I will put the detail behind these questions in a few videos over the coming weeks.👍

    Hey Richard, just stumbled on your channel here in California. Like you, I love Italy and have heard alot about Le Marche . Can you talk to us about the house/ property buying process there as a foreigner , what it involves and any helpful hints that you wish you had known . Are there a lot of properties with land available ? Were there provisions in the purchase that you had to bring the house up to code within a certain time frame etc ? Are you allowed to farm/ carry on agriculture there ? How easy is it for one to navigate etc process without being fluent in Italian ? Does the area qualify for the 7% Tax incentive if one were to move there as a foreigner / retire ? I know many homes too were damaged in the earthquake a few years back. Does yours qualify for any grants from the state ? Look forward to following your journey.

    On my own with hired help where/when I can afford. Yes, it is rewarding. I looked at Puglia. Beautiful. Agents are good when they know you are serious. It takes time to plan but once you home in on a region then it all opens up and there are plenty of houses to choose from for all budgets. Keep looking - you will find it.

    It would be good to learn about the legal process to purchase and renovation of the property. Italy seems to have the most exasperating building rules I've ever heard of.

    Hello @susanchappell796 When searching I met with most of the agents in this region that you will see on the Idealista etc. This house was not on the market when I viewed it. The people that introduced me to this do not sell houses in this price range. It get lots of question about how I found it so will do a video on this in the next few weeks. The process of buying tha land part is worth me sharing also. 👍
