    If you search for "speech recognition apps that auto caption videos", or similar wording, there seem to be some apps which can be added to a cell phone and allow any video which is played on your laptop to show the actual words on your cell phone. A bit cumbersome, but it looks like it can be done.

    * analyze 3 deals every day. know your area * You have to put your feet to the fire and get going in real estate. * If you are buying single family properties in bulk shop around for loans * real estate is sexy so much more value...

    I am still hesitate to start investing in real estate, because if I make a bad deal in my life, my family will talks about it around our family relative. So not making bad decision the first time is very important. If I go to zillow and looks for cheap property in Atlanta, GA area and also use zillow to look at the benchmark rent. If it seems that the property can generate a 1% rent-to-price ratio, is this good? Or is there other things I need to pay attention for?

    Yes, it is not easy working 60+ hour weeks and spending another 20 hours studying and looking for real estate deals. However, it is certainly doable.

    Having been a construction contractor, after viewing many RealProp videos, no one has mentioned " Mechanic Liens ". A current Mechanic Lien could be on any property and must be searched usually at the local property records in person to find existing. So... why is this situation not to my experience in videos.. not being recomended or discussed ? The Lien may or may not "run with the Title" and could be a horrible surprise if not known BEFORE you purchase a property !

    @@ryanward9625 EVERY TITLE INSURANCE POLICY I have read also clearly includes this statement "..unrecorded liens and DEEDS..shall not be covered or indemnified by this title policy." Buyer beware ! Not if you have ever ( or never have ) READ AND UNDERSTAND a Title Insurance Policy ! This is another shortfall in Real Estate Investor Videos. I have never seen anything about TITLE INSURANCE. You must read and understand any policy you buy.. but most transactions do not include TITLE INSURANCE that I have been party to..( over 30 CLOSINGS ! ) nO... ONE MUST be schooled and able to get all public records on any property YOU BUY ... BEFORE you close the deal. Also city, county, and state laws may or may not require any title insurance and/or dictate what TITLE INSURANCE may or may not cover in the specific location of the property. Why do you not just GOOGLE your question ? Another skill that is needed to not get burned in any purchase !     Hey, a good additional insurance method in the PURCHASE AGREEMENT that I include is that " .. ANY AND ALL LIENS THAT ARE NOT INCLUDED AND PAID BY THE SELLER ARE DEFECTS IN TITLE AND MAKE THE TITLE TRANSFER NULL AND VOID , and is agreed to and Acknowledged by this seller as free, paid and clear , OR is responsible for due process and forfeiture of all funds paid by the buyer . " This may not be included if both you and seller have cleared this up mutually before the closing. DUE DILIGENCE is on the buyer .. YOU ! The same goes for your contract wording or you research on the property for government fines pending or any other unpaid bills with the property as collateral. Good question and thinking finally.. on YOUR PART . Never stop learning.. before is costs you your fortune . Thanks for the question Ryan .

    @@paystar3436 I'm curious how would you recover funds if let's say some 10k mechanical lien pops up and seller moved to different state. Seems like a wrap. Also feels like it's a question to closing attorney is title insurance covering mechanical liens including filed after purchasing property.

    @@sergii_real_estate ALL LIEN'S ARE PUBLIC RECORD or are not "actionable" by Lien Holder. So anyone that purchases or just flips as sale contract is a FOOL if not checking the FREE COUNTY LIENS FOR AS MANY YEARS OLD AS THE PROPERTY. YES the Lien Recorded may or may not be true or substantial but could cloud the title for any BANK LOANS. PRIVATE MONEY SOURCES or owner financed property yes, you need to clear the LIEN unless you can afford to pay the CASH AMOUNT with your profit proceeds during the closing. Help ya ?

    I'm newbie in this area and I have a question. How can I practice calculating deals if I do not have the data from the seller (e.g., cost of needed repairs, utilities, etc)? I was adivised not to trust proform information regarding the NOI of rental properties, only trust verified financial data. So should I contacting sellers everyday for this info to practice?

    Your correct.. the info you need is your job.. not the sellers. You need much education in REAL ESTATE LAW, contract law, construction, government regulation, financial law, owner fincancing.. and tons more. Newbie , that is your job and what you get paid for. Most areas ( where do you live in the wilderness ? ) have government offices you can search online for all the property info needed as well as the MLS from realty companies they do most of the work for you , unless.. you strike gold by finding property THAT IS DISTRESSED or DISTRESSED SELLER that is NOT LISTED with a Realtor ! That is GOLD if your willing to work. But saying your new and asking how to do it will not work. Instead get off your butt and start getting educated go to a library IF you do not have INTERNET. where DO YOU LIVE ? You asking for help as you are;... is like the seller that will not speak with you.. useless. Please.. tell us what your looking for in property type, deal type, price, finance, fix up, rental , long term.. anything .. OR NO ONE can help. bUT your smart to ask ...

    Yes, the more you get turned down or find crappy deals, the more you learn.. SIMPLE. Wondering .. just does not work every deal and every seller and every sale and every area and property is unique in every way. GET STARTING FAILING.. and if you do not quit your success is eminent !

    Most all state now allow the MLS to be public information and searched via the web.. as the REALTOR.COM , TRULIA.COM AND ZILLOW.COM and many others pay fees to the MLS to allow this as it is cheaper than any other form of web advertising systems. You must be willing to learn William.. or you will lose every cent you have as an investor in real estate. Scams and ignorance by buyers do such many times a day every day. I do remember many many years ago YES.. only REALTORS LICENSED could place or search on the MLS. But, the web changed everything to the INVESTOR'S FAVOR at the moment. Go for it !

    give it up guys. there are certain markets where one cannot get cash flow! this guy grew up in texas he KNOWS the area. people who just willy nilly buy out of their area are just silly. they have to go and spend time or connect with people @ ground 0.

    LUCK Nina,,, does not make money. Education and work about real estate LAW, CONSTRUCTION, PRICES, INSURANCE, ZONING LAW, TAX LAW, CONTRACT LAW, how to communicate , the library and public news all for sale websites will give you experience. What do you consider is a " good deal " ? Can you explain what your looking for maybe I can flip one to ya as an investor... I can work long distance easy now a days. I have web, phone, fax, PO BOX, 6 PHONE NUMBERS.. tools any sales person must have to succeed. You ? Where are you looking ..?

    That 14 unit "deal" was the worst idea ever. This is worse than buying $1 properties in Detroit. Buying a D- property with the hopes of turning it into A+ shows a clear lack of knowledge. First of all, A+ properties are top of the line. These have things like pools and gyms. A+ tenants are also looking for SECURITY.
